Soft Spots on Siding, Stains on Ceilings: A Calm Spring Check Before Summer Storms
Spring in Dunwoody and Brookhaven is the right moment to look up and look out before the afternoon thunderstorms of summer. You are not trying to become an inspector. You are trying to notice patterns: granules in the gutter, a wavy shadow on siding, a brown dot on a bedroom ceiling that was not there last year. Early signals are cheaper and calmer to address than emergency buckets.
CRM Construction & Renovation handles roofing, siding, and gutters as part of our outdoor construction work. When several systems fail together, general contracting keeps sequencing honest so you are not fixing the same leak twice.
Roof: what you can see without climbing
Walk the lot at different angles. Look for missing or lifted tabs, exposed underlayment, rust streaks below flashing, and valleys that collect debris. Binoculars help. If you see uniform dark streaks, that may be algae, which is different from damaged shingles but still worth discussing if you plan to sell soon.
Check the ground and the bottom of downspouts for shingle granules. Some loss is normal on an older roof. A sudden pile after wind means call a professional before the next storm tests weak spots.
When to stop guessing
- Interior stains that follow a rain calendar. Water paths are not always straight above the spot. A roofer traces the plane.
- Daylight visible from the attic. That is not a wait-and-see item.
- Multiple layers or prior patch jobs you did not install. Decisions need history, not just a quick overlay quote.
Siding: moisture tells before rot tells
Vinyl can warp from heat or impact. Wood and fiber cement show paint failure, swelling seams, or a chalky crumble when probed gently. In humid Georgia spring, pay attention to north faces and anywhere sprinklers hit the same panel every evening.
If trim pulls away from windows, do not assume caulk alone fixes it. Sometimes the wall behind moved. Sometimes flashing was never tucked correctly. A careful repair matches the material and the water path.
Homes in tree-heavy lots around Alpharetta often hold damp longer. That is not a moral failure of the house. It is a maintenance rhythm: gentle wash, clear vegetation contact, and gutters that actually exit water past the foundation.
Gutters: the cheap insurance policy
Overflow at corners usually means a clog or a sagged pitch. Splash against the foundation stains block and tempts water toward crawl spaces. In spring, clear oak tassels and helicopter seeds before they bake into a mat.
Extensions should move water past the backfill zone. If your walk stays wet for days, gutters and grading belong in the same conversation as any concrete you plan to pour later.
One lap, one list
Set a twenty-minute timer. Walk clockwise. Note three things you saw, not three things you fear. Photos with date stamps help every professional you hire later. If the list grows uncomfortable, that is the right time to talk with a team that works on exteriors every week, not once a decade.
Our FAQs cover common timing questions. The process page shows how we turn a walkthrough into a written scope.
