Walk the surface like a guest would

Move slowly across the deck. Listen for squeaks, note boards that flex more than neighbors, and look for cupping that holds water in the grain.

Composite decks still need inspection. Check hidden fastener gaps for debris and confirm fascia boards are tight after winter expansion cycles.


Board gaps and seasonal movement

Wood expands in humid Georgia summers. Gaps that looked fine in March may pinch or open unevenly by June. A few popped screws are normal; a row of lifted boards is not.

Check stair rise for uniformity and confirm lighting paths are safe after dark. String lights are fine when cords are not pinched under doors or sitting in standing water.

Soft joists, a ledger you cannot verify, or multiple failing boards are crew work—not a weekend wash. Opening, repairing, and closing the envelope correctly protects the house wall behind the deck.
